Office Relocation/Space Acquisition
If your company is considering moving, we meet with you to ascertain why you are relocating. You may need to lower costs, upgrade the type of building, find a more suitable location, or simply have grown or reduced in size. You may want to find space near your current location or even within your existing building. Once we thoroughly understand your needs, we identify possible solutions. If we find that relocating is the best option for you, we schedule “space tours” of four to five properties, 15 to 20 minutes apart, for you to visit. Our goal is to find at least three spaces that work for your company and submit offers on all three, creating an “auction” between landlords for your tenancy and leverage for our final contract negotiations.
Lease Renewal
Your company may find that renewing at your current location is the easiest and most cost-effective solution. In this case, your lease should be renegotiated 12 to 18 months before it expires. If negotiations are not initiated in advance, the landlord may view your company as a “captured” tenant. Typically, a landlord hires a professional building agent to represent itself, so it is to your advantage to level the playing field by hiring a broker to represent your interests. It is important that the landlord realizes that you are doing your due diligence as a tenant and exploring all possible options. Our agents serve as a buffer between your company and the landlord—enabling you to negotiate without any “hard feelings.”
Space Disposition/Subleasing
If your company has excess office space, we will coordinate a subleasing arrangement with new tenants, assist in space reassignment, or negotiate a lease amendment allowing the landlord to recapture the excess space. If we determine that locating a subtenant is your best option, we will take all steps necessary to find a tenant as quickly as possible. Since 95 percent of the time, companies move within a five-block radius, we begin by canvassing the surrounding buildings to see if a nearby tenant might be looking for space. We also market your space to all Manhattan commercial brokerage firms through our website, targeted e-mails and cold calling, to ensure that their clients are aware of the opportunity.
